Consisting of approximately 65,140 SF, the portfolio includes three (3) multi-tenant medical office buildings that are 100% leased to established medical practice groups, including Central Cardiology, a division of Centric Health, as well as the award-winning Bakersfield Heart Hospital.
The buildings are located adjacent to Bakersfield Heart Hospital, which provides a campus environment and convenience for patients and healthcare providers alike. In addition, many of the physicians have admitting privileges at the 47-bed hospital.
The practice groups within the portfolio offer comprehensive care across an array of specialties and services including Cardiology, Vascular, Primary Care, Podiatry, Endocrinology, Pulmonology, Neurology, Nephrology, Hospitalists, Wound Care, Radiology, Diagnostic Imaging Center, Infusion Center, and a Pharmacy.
The real estate transaction was structured as a Hybrid Sale-Leaseback allowing the physician-owners to sell a large stake in the real estate but also retain ownership for alignment of interest and long-term control.
