CBRE U.S. Healthcare & Life Sciences Capital Markets is pleased to announce the sale of Gresham Station Medical Plaza (the “Property”), a four-building medical office complex located in Gresham, Oregon, approximately 15 miles east of downtown Portland. Chris Bodnar, Lee Asher, Ryan Lindsley, Jordan Selbiger, Sabrina Solomiany and Zack Holderman partnered with Brian Norton of CBRE Oregon brokerage, to act as the seller’s exclusive advisors.
The 100,419 square foot property is currently 79% leased to a mix of healthcare providers, of which 58% are credit-rated. The anchor tenant, Adventist Health Portland, a subsidiary of Adventist Health (Fitch: ‘A+’), recently signed a 10-year lease through March of 2030 for 35,361 square feet (45% of the leased square footage). Adventist Health Portland has been a tenant in the building since it was constructed in 2004. Other credit-rated tenants include Providence Health & Services, a subsidiary of Providence St. Joseph Health (Moody’s: ‘Aa3’), and DaVita (S&P: ‘BB’). Specialties represented at the Property include cardiology, nephrology, primary care, physical therapy, dermatology, asthma and allergy, imaging, dentistry and lab services, among others.
