McColly Bennett Commercial Advantage Negotiates Sale of Asset with Unique History
Valparaiso, Ind. (July 24, 2026)—McColly Bennett Commercial Advantage has negotiated the sale of a Class A, 43,500-square-foot medical office building in Valparaiso, Ind. That was eight years in the making, from concept to completion. Viking Medical Center, the Seller of the medical office building, acquired and envisioned the future of the unfinished building two years ago.
Viking Medical Center, located at 1425 E. Glendale Blvd., Valparaiso, Ind., is among the largest privately developed medical office projects in the City of Valparaiso.
Construction on the building was launched in 2018 when it was envisioned as a dialysis center. However, due to financial issues, the original tenant never took occupancy and the building sat incomplete and vacant until Viking Medical Center acquired the property and hired Hasse Construction to complete the build with the goal of delivering a Class A medical facility.
“The transformation of a once-abandoned project into a state-of-the-art medical facility reinforces Valparaiso’s reputation as a destination for healthcare growth, innovation, and medical investment,” said Adriana Gomez, Commercial Broker, McColly Bennett Commercial Advantage. “Most importantly, the building will finally fulfill its original purpose—providing much-needed healthcare services to the community it was always intended to serve.”
The two-story building has a dramatic glass atrium that provides abundant natural light. The ADA compliant building is equipped with three elevators, a covered patient drop-off canopy, dedicated covered physician and staff parking, and visitor parking for 182 vehicles. The building also features a rear loading area for medical and clinical support functions.
Viking Medical is located directly across from ValPlayso Park and adjacent to the new PicklePlex pickleball complex. PicklePlex was built by Hasse Construction as part of its continued investment in community-focused projects. The location provides convenient access to SR-49, Calumet Avenue, and major regional healthcare corridors. There is a public transit stop directly across the street.
Viking Medical Center’s vision was to create a premier healthcare facility serving Northwest Indiana and attract multiple medical users to the building. The project underscores the firm’s investment in and commitment to improving Northwest Indiana communities.
In marketing the building for Viking Medical Center, Adriana Gomez and Jeff Bennett implemented an outreach strategy targeting health systems, physician groups, specialty medical providers, and other likely healthcare users throughout the region. The original marketing efforts was focused on leasing the building, either to a single user or multiple related users. The buyer, however, recognized the opportunity to acquire the entire property to accommodate long-term growth potential.
“This transaction represents more than the sale of a building—it is a major investment in the future of healthcare in Valparaiso,” said Bennett. Viking Medical Center is uniquely positioned to serve the growing healthcare needs of and employment opportunities for Northwest Indiana.”
