New Medical Office Development Advances MedSquare®’s Growth Across South Florida
PORT ST. LUCIE, FL (April 20, 2026) – Flagler MAS AJP, a joint venture by South Florida-based real estate investment and development firms MAS AJP and Flagler Healthcare (Flagler), announced plans to develop MedSquare® Port St. Lucie, a new Class A medical office building designed to meet the growing demand for high-quality outpatient care in Port St. Lucie, Florida. Flagler MAS AJP brings together two of South Florida’s leading healthcare real estate players, united by a shared mission to foster healthier communities and create buildings that enhance wellness.
Located at 190 SW Becker Road, the approximately 68,000-square-foot project is currently underway, with delivery anticipated in Q4 of 2027. Cleveland Clinic will be the facility’s anchor tenant, occupying the entire 34,000-square-foot first floor.
The building will feature floor-to-ceiling impact glass to maximize natural light, nearly 15-foot ceilings and flexible, customizable layouts. Additional features include high-speed fiber connectivity, keyless entry, and dedicated HVAC and electrical systems for each suite, along with 24/7 access. The property will also offer ample parking with reserved spaces, thoughtfully designed outdoor areas and gurney-capable elevators, along with a dedicated service elevator to support seamless clinical
operations.
“Port St. Lucie has emerged as one of the fastest-growing communities in the country, adding tens of thousands of new residents in recent years,” said Alberto J. Pérez, managing partner of MAS AJP. “That growth is creating a clear need for modern, well-located health care facilities, and MedSquare® will meet that demand while supporting leading providers like Cleveland Clinic.”
“The Becker Road location was strategically sourced and located between I95 and the Florida Turnpike with Cleveland Clinic in mind to anchor the project and capture the high growing needs and outpatient demand in the southern portion of Port St. Lucie. The lease was four years in the making and relationship-driven” said Chris Coots, CEO of Flagler.
MedSquare®, created by MAS AJP, reflects its leadership in medical office development. Through a joint venture with Flagler, the portfolio is now expanding into a broader, best-in-class healthcare portfolio. The Port St. Lucie project is a direct result of this partnership. With locations across Florida, including Miami, Cutler Bay, Pembroke Pines and South Miami, as well as joint venture developments in Sarasota and its first out-of-state project in Charlottesville, Virginia, the MedSquare® brand continues to expand in key growth markets nationwide through a collaborative development approach.
