Healthcare Capital Markets Team Sells MOB Complex on Behalf of Cantor Partners

Indianapolis, January 25, 2022 – Cushman & Wakefield announced today that the firm represented Tampa, FL-based Cantor Partners in its $8.9 million sale of North Meridian Professional Center in Indianapolis.

Gino Lollio and Travis Ives, Managing Directors in Cushman & Wakefield’s Healthcare Capital Markets Team, worked with Indianapolis-based colleagues Jon Owens and Joshua Graham in representing Cantor in its sale to Stablegate Investment Management.

North Meridian Professional Center includes three buildings totaling 72,309 square feet located at 8801, 8802 and 8805 N. Meridian St. The structures were built in 1980 (8801 Meridian St.), 1981 (8802 Meridian St.) and 2002 (8805 Meridian St.) and are 80% leased to a range of medical and dental tenants as well as the Midwest Institute for Clinical Research. Additionally, it is within four miles of numerous, leading healthcare facilities including three Ascension/St. Vincent Hospitals, Ascension’s West 86th Street campus in Indianapolis that includes the Peyton Manning Children’s Hospital, Ascension’s Carmel campus and the Ascension Medical Group Heart Care facility; Indiana University Health Hospital North; and a new Franciscan Health Orthopedic Center of Excellence scheduled to open in 2022.

With Carmel, Indiana, one of Indianapolis’s most affluent suburbs, immediately to the north, Meridian Professional Center also offers excellent demographics, with a population of approximately 180,000 in a five-mile radius and an average household income of nearly $108,000 per year.

“North Meridian Professional Center is at the heart of Indiana’s premier healthcare corridor and offers unbeatable demographics,” Lollio said. “Its location and overall quality combined with a value-add component made it a compelling investment opportunity that drew strong interest from potential buyers. We’ll continue to see that level of investor interest accelerate in 2022 as the volume of capital for healthcare real estate continues to grow.”
