Transwestern Identified Adaptive Reuse Opportunity in Sought-After Submarket

(DEC. 1, 2021 – HOUSTON) – Transwestern Real Estate Services (TRS) announces UT Physicians has signed a 139,243-square-foot lease at Bellaire Station at 6500 West Loop South in Bellaire, Texas. Transwestern’s Lisa Bovermann provided tenant representation services on behalf of UT Physicians. Justin Brasell, Doug Little and Ashley Cassel provided landlord representation services for Capital Commercial Investments, Inc.

Location, an abundance of parking, accessibility and the opportunity to reduce patient confusion by having a single location in the Bellaire submarket all led to the tenant’s decision to lease the space. The building’s 9-foot-wide and 600-foot-long corridor were integral in the design of the clinic and provided the opportunity for social distancing. The clinic was designed with waiting areas comparable to those in an airport concourse, which create a variety of safe ways to wait, including nooks for families, high tops and charging stations for patients to work and stay connected.

“UT Physicians came to Transwestern to help guide them through a strategic consolidation effort in the Bellaire submarket that would reduce their overall cost, footprint and increase their efficiencies in providing the best healthcare services to their patients,” said Bovermann. “We took the challenging initiative to utilize the soft-office market to identify traditional office buildings that could be repurposed for medical office use. 6500 West Loop South checked a number of boxes including parking, accessibility and a landlord who was eager to make all the necessary changes to ensure the client’s needs were met.”

Bellaire Station is a five-story, 389,826-square-foot office building and offers prominent freeway visibility from Interstate 610. Recent upgrades that were negotiated into the lease include increased parking capacity, new patient drop-off areas in the front and rear of the building, HVAC upgrades to support a clinical setting and medical equipment, elevator enhancements, and remodeling of the lobby space to create an enhanced patient experience.
