Just Financed – Acquisition Financing for a Life Science Repositioning Opportunity in Boulder County, Colorado

CBRE U.S. Healthcare and Life Sciences Capital Markets Markets is pleased to announce the acquisition financing of 1450 Infinite, a value-add, life science repositioning opportunity located in Louisville, Colorado within Boulder County. Zack Holderman, Sabrina Solomiany, Cole Reethof, Chris Bodnar and Lee Asher partnered with Jeff Halsey and Brady O’Donnell in the Colorado market to act as the exclusive advisors to SteelWave, LLC and Rialto Capital in the transaction.
The Sponsor plans to implement a substantial capital renovation plan to develop a Class A “creative” life science asset through a combination of transformative renovation and rebranding that will set the asset apart from anything in the market today. The 164,640 square foot R&D/lab facility is located in Boulder County, which is ground zero for life sciences in Colorado and part of the thirteen leading life sciences clusters that are fueling the bulk of the growth of the U.S. life sciences industry.
CBRE negotiated the financing with favorable terms at a highly competitive interest rate with additional proceeds to fund the renovation and lease-up of the building.
