The Offering

CBRE U.S. Healthcare & Life Sciences Capital Markets is pleased to exclusively offer the opportunity to acquire the Centura Porter Adventist Medical Building Portfolio (the “Portfolio” or the “Properties”). The Portfolio is comprised of three medical office buildings totaling ±253,984 rentable square feet on the campus of Centura Health’s Porter Adventist Hospital in Denver, Colorado. The hospital comprises approximately 28% of the Portfolio and offers specialty services including orthopedics, behavioral health, gastroenterology, primary care, imaging and physical therapy. Third-party tenants offer otolaryngology, neurology, cardiology, podiatry, dentistry, and primary care among other specialties. The campus setting allows for an active referral system between the hospital and existing tenants in the buildings.

Porter Adventist Hospital is centrally located among south Denver’s most desired neighborhoods: Platt Park, University Park and Washington Park. Property values in the area have risen sharply in the past decade as the Denver’s population grew by 16%. As such, three-mile demographics are quite attractive with an average household income in excess of $110,000.
