Transactions: More Healthcare Real Estate Transactions

  • Wealth Migrate Medical 3 Holdings LLC, part of crowdfunding investment firm Wealth Migrate, which has nine offices worldwide, including one in Atlanta, recently acquired the Swan Building MOB in Alpharetta, Ga. The investor paid $8.5 million for the 44,893 square foot building at 4165 Old Milton Parkway, or $189 PSF. The seller was Alpharetta Aesthetics LLC, a tenant in the building. The three-story building was completed in 2000 and is about 71.5 percent occupied, according to the brokers representing the seller, Lee Asher and Chris Bodnar of the U.S. Healthcare Capital Markets Group of CBRE (NYSE: CBG). Practices in the building offer plastic surgery, dentistry, oral and maxillofacial surgery, and periodontics and dental implants. Notable tenants include The Swan Center for Plastic Surgery and North Atlanta Aesthetic Dentistry.
  • Healthcare Realty Trust Inc. (NYSE: HR) of Nashville, Tenn. recently acquired the Unity Professional Building, an MOB at 500 Osborne Road in Fridley, Minn. The publicly traded REIT paid $16 million for the 65,518 square foot facility, or about $245 PSF, according to data from RCA. The seller was a joint venture partnership of Unity Ventures LLC and the Bernardi Family Limited Partnership, which acquired the three-story building in 2014 for $14 million. The facility is on the campus of Unity Hospital, which is part of Minneapolis-based Allina Health. 
