Brown Gibbons Lang | Real Estate Partners (“BGLRP”) is pleased to offer for sale the fee-simple interest in four (4) healthcare real estate assets (individually the “Property” and collectively the “Properties” or “Portfolio”) located in Oklahoma City, OK and leased to Healthcare Partners Investments, LLC (“HPI”).

The Portfolio offers a unique opportunity to acquire approximately 245,658 SF in three (3) inpatient facilities and one (1) outpatient facility that are 100 percent leased and occupied under long-term absolute-net leases with HPI, a leading full-service healthcare provider that is physician-owned and aligned. Each Property was built in strategic locations throughout Oklahoma City to support HPI’s ambulatory healthcare network and population health management. HPI is under construction on its latest facility, HPI Mediplex, a state-of-the art acute care hospital that will consist of approximately 102,141 SF. With an anticipated opening in early 2016, HPI Mediplex will be providing among other services, inpatient and outpatient orthopedic, spine, and women’s surgical services. Physician offices and a state-of-the-art imaging center will also be located in the hospital.

The Portfolio consists of two (2) short-term acute care hospitals in three (3) geographic locations (one under construction) and one (1) medical office building that are located in Oklahoma City’s primary healthcare markets. The Portfolio represents some of the highest quality clinical real estate in Oklahoma City and features many of the state’s top physicians, surgeons, and hospital affiliated practice groups, tenants, and owners.

In addition to the Portfolio, there is the opportunity to acquire an additional six (6) affiliated medical office buildings that are owned by HPI shareholders (“HPI Affiliated Properties”). The HPI Affiliated Properties, comprised of approximately 97,238 SF, are conveniently located to serve each of the acute care Community Hospitals with four (4) located on the Community Hospital – Fountain Park campus, one (1) in proximity of Community Hospital – Fountain Park, and one (1) in proximity to the new acute care hospital, HPI Mediplex. The HPI Affiliated Properties are offered for sale individually, separate from the Portfolio.
