Healthcare facilities could total about 1 million square feet amid mixed uses

When it comes to high barrier-to-entry markets for new healthcare facilities, Washington, D.C., ranks right up near the top, if not at the top.

As is the case with a number of densely packed East Coast cities in which developable land is scarce, our nation’s capital has seen few new large-scale medical projects, be they in- or outpatient, in more than a decade.

Amid this dearth of development, however, comes a project by Dallas-based Trammell Crow Co., which has an office in D.C., that could add about 1 million square feet or more of new medical office, research, and perhaps some inpatient space to a site with a view of the U.S. Capitol just a couple of miles to the south down First Street NW.
