Chicago, April 9, 2013 – Excavators were on-site last week to begin development of a new $18 million Class A regional medical office building on 95th Street in Oak Lawn, Illinois, adjacent to Advocate Christ Medical Center. Bluestone Healthcare Partners, LLC, the developer of the project, expects occupancy in November 2013.
The two-story, 37,658-square-foot outpatient and clinic space is designed by award-winning healthcare architecture firm Anderson Mikos Architects, ltd. The building is fully dedicated to healthcare, and its infrastructure supports the latest medical technology while having flexibility for long-term growth.
Leasing of this premier property at 4220 West 95th Street has successfully reached 80% of capacity. Anchoring the space is Midwest Orthopaedic Consultants and Advocate Medical Group. Seventy-five hundred square feet is still available in the building.
“This medical office building represents an $18 million investment at the gateway of the 95th Street medical corridor,” says Brad Wilson, principal of Bluestone Healthcare. “We are committed to bringing together all the right pieces to this project – the best medical office design, a prime location, and well-respected tenants.
“The ground-up construction will be seen by more than 43,000 vehicles passing by daily,” according to Wilson, “and we believe it will strongly communicate the energy and vision of this community.”
The Oak Lawn site was purchased by Bluestone Healthcare in 2011 and is one of three properties being developed by the Chicago-based medical office real estate developer. Other healthcare projects are located in Willowbrook and Pewaukee, Wisconsin, and additional Chicago suburban sites are currently under contract.
