With the development of The Piper, Assisted Living Associates, a partnership of PAR Development, Clarkson Construction Co. and Action Pact, is unveiling its household model. In The Piper’s family-size households, residents mingle or retreat into the privacy of their own apartment. The three-story, 100,000 square foot facility has 120 assisted living beds, including 40 memory care beds. The concept includes individual “households” with separate entries, living rooms, dining rooms, kitchens, and gathering spaces. Community amenities include a fitness center, bistro, activities rooms, accessory spaces, and outdoor gardens and patio.

Heartis Amarillo-2Heartis Assisted Living & Memory Care Facility, Amarillo, Texas

Developer: Caddis

In developing this new senior community, Heartis Senior Living, part of Dallas-based Caddis, identified a community with the strongest need. It used its supply and demand algorithm, together with mapping software, and found an opportunity in the West Texas city of Amarillo, where the senior population was underserved. The company developed the community in an area near shopping, dining and entertainment venues, and a place of worship, while making sure to give it a quiet, home-like residential setting. Residents can choose a range of floor plans, including private suites, semi-private suites and two bedroom apartments.

Symphony of DyerSymphony of Dyer, Dyer, Ind.

Developer: Mainstreet and Symphony Post Acute Network

The developers were interested in providing an unmatched level of post-acute care and senior living accommodations in a state-of-the-art medical resort in Dyer, in northwest Indiana. The 130-bed, 85,108 square foot Symphony of Dyer provides transitional care, including short-stay rehabilitation and therapy, as well as senior living, in a service-rich environment. It also boasts hospitality-oriented care with amenities that include a therapy gym, outdoor rehab courtyard, game room, spa, movie theatre, on-site chef and more. The $20.8 million project created 381 construction jobs and 100 permanent jobs.

Stonecroft Health CampusStonecroft Health Campus, Louisville, Ky.

Developer: Mainstreet and Trilogy Health Services

Mainstreet wanted to change lives through state-of-the-art healthcare in the Louisville area. So it teamed with Stonecroft Health Campus to develop a facility designed to provide post-acute, short-stay rehabilitation and therapy, and assisted living. The $13.3 million, 92-bed facility features amenities such as a therapy gym, an outdoor rehab courtyard, a movie theater, a game room, a spa and a bocce ball court. The project was crowdfunded through CrowdStreet’s marketplace, generating a projected 14 percent annualized return to investors. The project was the first to use crowdfunding to raise capital for a senior healthcare property.

Metro @ ComptonMetro @ Compton, Compton, Calif.

Developer: Public-private partnership

Metro@Compton is a 75-unit, transit-oriented, affordable senior housing community that’s available to seniors aged 55 and older. The goal was to provide residents with a better, more walkable lifestyle in an urban neighborhood that’s just a few blocks from a transit center, several bus stops and a light rail line. It also provides direct access to Compton’s recently completed senior center. Meta Housing worked closely with the city and county to implement capital improvements to enhance pedestrian access to nearby amenities. The senior community offers units at rental rates of $430 to $900 per month.
