Transaction Overview
Healthcare Real Estate Capital LLC (“HRE Capital”) was selected as the exclusive financial advisor to the Florida Orthopedic Institute (“FOI” or “Practice”) related to the disposition of a 16,600 square foot ambulatory surgery center (“ASC”) located in Tampa, Florida. The ASC, which was built in 2001, is located on a 12-acre medical campus and is directly connected to an 82,000 square foot FOI occupied medical office building. The transaction was structured as a sale/leaseback under a long-term triple-net structure.
HRE Capital’s RoleOn behalf of FOI, HRE Capital undertook an effort to procure an Investor positioned to purchase this ASC under a restrictive timeframe from an ownership group that included over 15 physicians. Leveraging its unmatched relationships in the healthcare real estate capital markets, HRE Capital approached and garnered significant interest from a limited pool of active and well-capitalized Investors seeking to invest in this specialized asset class. Due to HRE Capital’s successful track record with dispositions and sale/leasebacks of physician-owned assets and the quality of the Practice, FOI achieved its various goals related to timing, pricing and overall deal structure.
