Duke Realty to expand Cincinnati West Side medical campus anchored by Good Samaritan Medical Center – Western Ridge
Good Samaritan Medical Center – Western Ridge opened August of this year, and Duke Realty is now moving forward with plans for a new building and new tenant on Cincinnati’s West Side medical campus

CINCINNATI and INDIANAPOLIS, Jan. 5, 2011 – Plans are proceeding for the development of a second medical office building (MOB) on one of the four remaining plots of land adjacent to Good Samaritan Medical Center – Western Ridge. The second project is beginning just weeks after the successful opening of the first MOB, which includes a 24/7 emergency department and imaging services – both affiliated with Good Samaritan Hospital, as well as, TriHealth-affiliated physician practices such as Group Health Associates and Queen City Physicians, along with other medical services.

The latest project, Western Ridge MOB II, is a one-story, 29,700 square foot facility that will be developed, owned and managed by Indianapolis-based Duke Realty. Western Ridge MOB II will be anchored by Wellington Orthopaedic & Sports Medicine. The specialty medical practice, which has 29 doctors in seven locations throughout Greater Cincinnati, has leased 18,920 square feet in the building. Tri-State Centers for Sight Inc. has leased 4,500 square feet.

Western Ridge MOB II, which will be situated on about 4.1 acres at 6909 Good Samaritan Dr., is the second step in the evolution of the planned five-building campus. Future plans call for the addition of two more MOBs, plus a complementary freestanding retail building.

The project also reflects Duke Realty’s long-term strategy of growing the percentage of MOBs and industrial buildings in its portfolio, while reducing the percentage of suburban office assets, Mr. Konkoli says.

Construction of Western Ridge MOB IIis scheduled to begin next month and completion is slated for July 2011. The architect is Cincinnati-based ATA|Beilharz ArchitectsLLC and the general contractor is the Construction Group of Duke Realty.
