Product Focus: MOB sales jumped in Q3

VOLUME NEARLY TRIPLED VS. Q2; CAP RATES ROSE

Folks involved in the sales of medical office buildings (MOBs) were predicting, or perhaps hoping for, a strong rebound by the second half of this year. According statistics recently released by New York-based Real Capital Analytics (RCA) Inc., they got one – in some respects.

Sales volume increased sharply from the second quarter (Q2 2009) to the third (Q3), increasing 175 percent, according to statistics recently released by RCA. However, the transaction level was so low in Q2 – with 13 total transactions and a nationwide sales volume of $242.5 million – that the increase in Q3 probably should not be considered a cause for celebration.
