NEW YORK, Sept. 14, 2026 – JLL Capital Markets announced today that it has arranged the sale and in financing for Allegro Harrington Park, a 173-unit, Class A seniors housing community in Harrington Park, New Jersey.
JLL represented the seller, a joint venture between PGIM and Allegro Senior Living, in the sale of the property to a joint venture between AEW Capital Management and Foundry Commercial. JLL also worked on behalf of AEW to secure a five-year acquisition loan with a life insurance company. Allegro will remain as the operator and a joint venture partner.
“Allegro Harrington Park is a premier seniors housing community in a highly desirable market, and we are pleased to add this asset to our portfolio,” said Sara Cassidy, Head of Portfolio Management and Senior Portfolio Manager at AEW. “Its quality, location and strong operating partnership make it a compelling long-term investment.”
Developed by Allegro and PGIM, Allegro Harrington Park is a trophy seniors housing community offering independent living, assisted living and memory care units within studio, one- and two-bedroom layouts. The four-story property is located on a rare lakefront peninsula with waterfront views on three sides and offers residents a variety of luxury amenities, including five dining venues, wellness areas, a movie theater, art studio, salon and spa, library, garden room and an indoor/outdoor pool. There are walking paths surrounding the property and a primary courtyard featuring a fire pit and full outdoor kitchen.
Located at 200 Old Hook Road, Allegro Harrington Park is positioned on a 9.2 acre site in the northeastern part of New Jersey, directly across the Hudson River from New York City.
LL’s Senior Housing Capital Markets team, which included Senior Director Jim Dooley, handled the sale.
“Allegro Harrington Park is an elite and rare community in one of the most affluent areas of the country and buyers were extremely interested in the opportunity to partner with Allegro,” said Dooley. “Congratulations to both PGIM and AEW on a successful transaction.”
