San Antonio – October 27, 2026 – CBRE facilitated the sale and financing of the South Boerne Medical Outpatient Building and Surgical Center (SOBO MOB and Surgical Center), a 52,410 sq. ft. medical outpatient building (MOB) and ambulatory surgery center (ASC) located at 112 Herff Road in Boerne, Texas.
Chris Bodnar, Brannan Knott and Cole Reethof of CBRE U.S. Healthcare Capital Markets partnered with Scott Herbold of CBRE’s Capital Markets team to act as the exclusive advisors to the seller, Nuveen Real Estate. Additionally, Zack Holderman, Anthony Sardo and Jesse Greshin of CBRE U.S.
Healthcare Capital Markets’ Debt and Structured Finance team secured the acquisition financing for the purchaser, Lincoln Property Company.
SOBO MOB and Surgical Center is a three-story, Class A MOB ASC located in one of the fastest growing and affluent submarkets within the San Antonio MSA – Boerne, Texas. The building is anchored by two health system-affiliated tenants, Surgery Center of Boerne and the San Antonio-based Baptist Health System, the fourth largest employer in San Antonio. Constructed in 2019, SOBO MOB and Surgical Center is just one mile southeast of Baptist Health’s future hospital campus, expected to be completed in 2029.
“The SOBO MOB and Surgical Center is the premier outpatient building in Boerne, one of San Antonio’s fastest growing submarkets,” said Bodnar, a Vice Chairman with CBRE’s U.S. Healthcare Capital Markets practice. “The ideal tenant mix of an ambulatory surgery center aligned with the area’s dominant health system proximate to their new hospital campus positions the property for continued success.”
“The SOBO MOB and Surgical Center financing is yet another example of the strong liquidity and aggressive terms available in today’s healthcare real estate lending market,” added Greshin, a Vice President with CBRE’s U.S. Healthcare Capital Markets practice. “Despite volatility in the bond market, lenders continue to favor medical real estate, compressing spreads to cyclical lows.”
SOBO MOB and Surgical Center, located immediately off Interstate 10, provides direct access and visibility to the broader San Antonio patient base while serving a rapidly expanding local population. The surrounding Boerne area boasts exceptionally strong demographics, including median household income ($114,363) and home values ($498,909) materially above the MSA average, with population growth projected to increase by nearly 21% by 2031, underpinning sustained outpatient healthcare demand (Source: ESRI).
