News Release: CBRE Advises Sale and Financing of Westgreen Medical Pavilion in Katy, Texas

Houston – October 2, 2026 – CBRE facilitated the sale and financing of the Westgreen Medical Pavilion, an 80,976 sq. ft. medical outpatient building (MOB) located at 750 Westgreen Blvd. in Katy, Texas.


Chris Bodnar, Brannan Knott and Cole Reethof of CBRE U.S. Healthcare Capital Markets partnered with Brandy Bellow Spinks and Lane Kane of CBRE’s Houston Healthcare Leasing Services team to act as the exclusive advisors to the seller, Kingsland/Westgreen, LLC. Additionally, Zack Holderman, Anthony Sardo and Jesse Greshin of CBRE U.S. Healthcare Capital Markets’ Debt and Structured Finance team secured the acquisition financing for the purchaser, CoreGro.

Westgreen Medical Pavilion is a three-story, institutional-quality MOB center in Katy, a suburb of  Houston, Texas. At the time of sale, the property was 68% leased with approximately 7.5 years of weighted average lease term remaining. The diverse tenancy within the building includes Mann EyeInstitute, Department of Veterans Affairs, and Retina & Vitreous of Texas. Constructed in 2010 withLEED certification, the asset possesses a highly coveted 4-operating room surgery center that was recently utilized for specialized orthopedic and spine surgeries. Mann Eye Institute’s space features two ophthalmic surgery rooms.

Westgreen Medical Pavilion is at the epicenter of Katy’s medical community, within five minutes of  three major hospitals: the 303-bed Memorial Hermann Katy Hospital, the 96-bed Texas Children’s Hospital West Campus and the 307-bed Houston Methodist West Hospital. The City of Katy features one of Houston’s top healthcare demographic profiles with an average household income of $162,091 (35% higher than the MSA) and 11.4% forecast population growth through 2030 (Source: ESRI).
