The asset sold for $14.7 million.

Gateway Medical Plaza is located at 3251 N. State Road 7 and was built in 2020. The 31,246-square-foot property is two stories and sits on a 2.31-acre lot. It was 89% occupied at the time of the sale. The five‑suiteproperty is anchored by a fertility clinic and accommodates other medical tenants including a dentist and an orthodontist.
Gateway Medical Plaza is situated on the “Medical Mile,” a dense medical district, anchored by HCA Florida Northwest Hospital, that services Northern Broward County. The property is close to retail centers and major highways like Florida’s Turnpike and the Sawgrass Expressway.
