Los Angeles – July 30, 2026 – CBRE facilitated the sale of Fresenius Woodland Hills, a 21,080 sq. ft. medical outpatient building (MOB) located at 20931 Burbank Boulevard in Woodland Hills, California, to a private investor. 

Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Toby Scrivner, Scott Briggs and Kelly Largent of Northmarq’s National Healthcare Group to act as the exclusive advisors to the seller, Adler Realty Investments. 

Fresenius Woodland Hills is a recently renovated, one-story, single-tenant dialysis clinic located within Warner Center Corporate Park in Woodland Hills, an affluent Los Angeles submarket. Originally constructed in 1984 and fully modernized in 2025 to Fresenius Kidney Care’s specifications, the $5.34 million in improvements included a new roof, 12 new rooftop HVAC units, installation of emergency power with generator and ATS, water treatment system infrastructure, specialty plumbing for dialysis stations and a full interior medical conversion. The facility houses 33 dialysis stations and supports outpatient treatment, patient training, equipment storage/repair and administrative uses. Fresenius Kidney Care operates under a lease guaranteed by Fresenius Medical Care Holdings, Inc., the world’s leading provider of dialysis products and services, serving more than 332,000 patients globally across 4,000+ clinics. The tenant recently executed a long-term lease with approximately 13 years of term remaining.

 The property is ideally situated in Warner Center, a premier Los Angeles submarket anchored by major employers, retail and healthcare providers such as Kaiser Permanente Woodland Hills Hospital. The site benefits from excellent visibility, strong demographics, and proximity to US-101 (the Ventura Freeway), providing regional access throughout the San Fernando Valley and into Greater Los Angeles.
