Michigan – July 2026: Evans Senior Investments (ESI) has completed the sale of a three-facility, 347-functional-bed skilled nursing portfolio in Michigan. ESI represented the seller, an institutional owner exiting the state. Welltower acquired the portfolio and partnered with an operator making their first entry into the state.
How ESI Added Value to the Client:
ESI’s marketing highlighted the portfolio’s day-one reimbursement upside, including an estimated $990,000 in additional annual revenue available through Medicaid, Medicare Part A, and Medicare Part B rate optimization. The marketing also emphasized the opportunity for a regionally focused operator to build stronger hospital referral relationships and managed care contracts, as two of the three facilities were underperforming in referral capture under the prior operator’s limited Michigan footprint. The three-facility scale of the portfolio, together with its proximity to several major hospital systems in southeastern Michigan, generated strong interest from institutional buyers.
