Chicago – May 5, 2026 – CBRE facilitated the sale of the 11 Salt Creek Medical Building, a 39,627 sq. ft. medical outpatient building (MOB) located at 11 Salt Creek Lane in Hinsdale, Illinois.
Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Michael Kaider of CBRE’s National Retail Partners – Midwest team and National Net Lease Property Group to act as the exclusive advisors to MedProperties Group, the seller.

11 Salt Creek Medical Building is a recently renovated MOB located in Hinsdale. The property is 100% leased on a long-term triple-net basis to UChicago Medicine AdventHealth, a joint venture between two investment-grade health systems, UChicago Medicine and AdventHealth. In 2025, the health system expanded its footprint by 35% to occupy the entire second floor, reinforcing its long-term commitment to the site.

The property is staffed by 33 physicians and 12 advanced practitioners delivering adult and pediatric care across 13 specialties. Situated less than one mile from the 261-bed UChicago Medicine AdventHealth Hinsdale Hospital, one of four hospitals operated by the joint venture, the property is vital to their outpatient delivery model. The property is positioned in a tight medical outpatient market boasting a 91% occupancy rate across 23 outpatient medical buildings highlighting the limited availability of competing properties.

The property benefits from strong healthcare demographics, with average household income exceeding $364,000 (3.1x national average) and healthcare spending per capita being 2.5x the national average.
