Autumnfield of Belhaven is licensed for 64 beds and was operating at strong occupancy at the time of sale, which was supported by meaningful capital improvements to the physical plant made by the seller prior to going to market.
The buyer, a regional owner/operator with an established presence in the Southeast, recognized the compelling opportunity to acquire a recently renovated, high-performing asset in a supply-constrained market. North Carolina’s Certificate of Need framework provides significant barriers to entry, limiting new competition and supporting long-term occupancy stability. The acquisition allows the buyer to expand their regional footprint while capitalizing on significant upside potential, including the opportunity to utilize all 64 licensed beds.
ESI managed the transaction from initial marketing through closing, identifying a buyer that aligned with both the seller’s timeline and the long-term strategic vision for the community.
