Former retail store transformed into center for orthotic and prosthetic care
SCHAUMBURG, Ill. (April 15, 2025) — NAI Hiffman, the Midwest’s leading independent commercial real estate firm, today announced it represented Hanger Clinic in a 19,000-square-foot, full-building lease for its new Integrated Care Center (ICC) at 640 E. Golf Road in Schaumburg, Ill. The former retail furniture store was transformed into a clinic that provides orthotic and prosthetic care to patients from around the world.
Brian Edgerton, senior vice president, office services, at NAI Hiffman, represented Hanger Clinic in the transaction, starting with strategic planning and site selection in February 2022 and culminating with the recent ICC grand opening.
“This new facility represents a significant milestone in Hanger Clinic’s mission to provide holistic and patient-centered care,” said Edgerton. “We worked closely with the ICC team to identify a location that could house all the very specific requirements of this new clinical concept under one roof.
“We knew ICC would require heavy upfront construction costs, so we identified a space in the northwest suburbs ideal for adaptive reuse, making the project costs feasible for both the landlord and tenant. The building’s existing attributes such as floor-to-ceiling windows for abundant natural sunlight and a wide-open floor plan with high ceilings were ideal for customizing the space to accommodate the center’s wide variety of resources.”
Patients at the ICC will have the opportunity to try different technologies to determine the best fit based on their individual needs and lifestyle. This includes the ability to test devices in real-world settings, including a large gym, rock climbing wall, golf simulator, running track, full kitchen and demo apartment for practicing everyday tasks. Furthermore, the ICC features a full fabrication lab that will allow the practitioners and technicians to make on-site adjustments in real time.
Knowing ICC would attract both local and non-local patients, Edgerton leveraged his market familiarity to identify a highly visible property with accessible parking located near O’Hare International Airport. The deal further underscores NAI Hiffman’s expertise in representing specialized healthcare and medical office tenants, helping them navigate complex site selection processes, facility requirements and regulatory considerations.
Les Kristof of CBRE represented the landlord, Golfwood Square, LLC, in the transaction. Sarfatty Associates, Ltd., served as architect for the renovation project, and Keeley Construction was the general contractor.
Chicago is one of the preeminent medical office markets in the country, with the fourth-largest inventory at 28.8 million square feet as of 2024, according to CommercialEdge. Burgeoning demand has driven significant new development, with 3.3 million square feet of new product delivered over the last decade representing 13.1% growth, per CommercialEdge data. The region is home to world-renowned health systems such as Northwestern Medicine, Rush University Medical Center, the University of Chicago Medicine and Loyola Medicine, which continue to expand their footprints across the metro.
