News Release: Aggie Square Phase I Opening Soon on UC Davis Health Campus in Sacramento – New Innovation Hub to Have Profound Economic Impact

Project’s first phase delivers approximately 808,000 SF of Class A life sciences research labs, technology and office space, and mixed-use residential

SACRAMENTO, Calif. – March 17, 2025 – The highly anticipated first phase Grand Opening of Aggie Square is fast-approaching. A development by Wexford Science + Technology in partnership with The University of California, Davis (“UC Davis”) and the city of Sacramento, Aggie Square is a premier mixed-use development situated on the UC Davis Health Campus in Sacramento. Located at the corner of Stockton Boulevard and 2nd Avenue, Aggie Square’s first phase delivery will consist of approximately 808,000 square feet (SF) of upscale Class A life sciences research labs, technology, and office space, plus housing and retail space. A ribbon-cutting ceremony is scheduled for May 2.


“Once the entire Aggie Square project is up and running, it will support 3,200 jobs annually and about $500 million in annual regional economic impact in the Sacramento region,” said UC Davis Chancellor Gary S. May citing economic and fiscal impact analyses from Economic and Planning Systems Inc.

According to a study by Economic & Planning Systems Inc. (“EPS”), more than 12,100 construction-related jobs will be supported regionally by Aggie Square. Furthermore, the project is forecast to result in $1.92 billion in total economic output regionally and $2.32 billion statewide. About 8,300 person-year jobs are estimated to create an additional 4,900 statewide over the construction period. (The number of jobs would be divided by the total years of construction to get an average annual number of jobs.)

UC Davis selected Baltimore-based Wexford Science & Technology as the developer of Aggie Square based upon its unparalleled experience with creating innovation districts that blend university research, entrepreneurial activity, corporate engagement, and community inclusion.  Cushman & Wakefield is heading the leasing efforts for the first phase’s core commercial space totaling ±568,000 SF in two buildings at 200 and 300 Aggie Square. For its tenant mix, the C&W team is primarily targeting compatible uses that reflect the overarching thematic focus of the University’s uses such as cancer and neuroscience related research, pharma, biotech, food science, agtech, veterinary medicine, as well as technology and professional service related users focused on venture capital, clean tech, edtech, artificial intelligence, and health science companies.

Situated on ±8.25 acres, Aggie Square’s delivered Phase I totaling ±808,000 SF consists of a 313,000-SF lab and life science building (200), a ±255,000-SF Lifelong Learning office and classroom building (300); a 35,000-SF UC Veterinary Genetics Lab (400); and a new residential development known as Anova Aggie Square featuring 190 apartment units plus 15,000 SF of retail. Phase I also includes community serving uses, a parking structure, and indoor/outdoor public spaces. Each building is anchored by UC Davis programs and configured to co-locate private industry investment, and robust “innovation infrastructure” for startups, as well as community-based partnerships. The project is also currently marketing another 313,000 SF lab and life science building with ground floor retail located at 100 Aggie Square, mirroring 200 Aggie Square. The 100 building offers a flexible design and would commence construction once it hits preleasing thresholds.
