News Release: Vitalis acquires 33,000 SF ASC & MOB at a 10% Cap Rate in Arizona.

The transaction closed January 31st, 2025.

Vitalis has acquired Aspen Ridge Surgical and Medical Complex located in Lakeside, Arizona. The off-market transaction is Vitalis’ first asset purchase in the state. The facility is strategically located one mile south of Summit Healthcare Regional Medical Center and draws a patient population across Navajo County and New Mexico. The building is 100% leased to (5) five Tenants with approximately 6.5 years of weighted average lease term. The purchase price equates to a basis of $250 / SF

The facility is anchored by Amsurg, Copa Health and Premier Mountain Imaging. The ASC is a JV between Amsurg and (7) seven surgeons specializing in joint replacement, orthopedic, spine, podiatry and ENT procedures. Copa Health is a regional health system with 500 employees and (14) fourteen locations providing primary care and mental health services. Premier Mountain Imaging offers MRI, CT, Mammography, DEXA, Bone Density and Ultrasound services at the facility.
