Transwestern Real Estate Services (TRS) and US REO Fund, a Plano-based real estate investment firm, are pleased to announce the signing of five new medical leases at Prestonwood Medical Center, located at 7000 W. Plano Parkway. The new leases represent a significant expansion of medical services in the West Plano area totaling more than 16,000 square feet in total.
Prestonwood Medical Center has successfully secured new physician practices in 2024, enhancing its status as a vital hub for healthcare providers. The following groups have committed to leases within the 80,000-square-foot, two-story medical office building on its nine acre campus:
• Vital Heart Care – 2,284 SF
• DFW Sleep Solutions – 2,614 SF
• Stryde Research Clinic – 3,242
• Pediatric Eyecare of North Texas – 3,674 SF
• BrightPath Behavior – 4,257
The new tenants are in addition to the existing tenants which include an ambulatory surgical center as well as a GI practice and THR imaging practices on the first floor.

Situated close to DNT and George Bush highways and with proximity to The Shops at Legacy, The Clubs of Prestonwood and large system medical campuses, including Texas Health, the building offers physicians and patients nearby amenities that support daily operations.
The addition of the new medical practices underscores the ongoing demand for quality healthcare services in the Plano area. US REO Fund remains dedicated to fostering a thriving medical community at Prestonwood Medical Center with limited space still available.
US REO Fund is on target to stabilize the asset which is now at 76% occupancy up from the 42% occupancy when it was acquired.
