Hiffman-led buildout fills long-vacant space, demonstrating demand for turnkey healthcare facilities
HINSDALE, Ill. (Oct. 9, 2024) — NAI Hiffman, the Midwest’s leading independent commercial real estate firm, today announced it represented Remedy Medical Properties in securing a new tenant at the Salt Creek Medical Campus in Chicago’s western suburbs. Bloom Plastic Surgery’s 2,330-square-foot lease at 12 Salt Creek Lane in Hinsdale, Ill., follows a speculative buildout proposed by NAI Hiffman to convert a long-vacant general office suite at the property into state-of-the-art clinical space.
“Many landlords are hesitant to invest in spec suites — especially those designed for medical uses — due to the high upfront investment, but Remedy took our advice and it paid off,” said Brian Edgerton, senior vice president in the Office Services Group at NAI Hiffman, which represented Remedy. “The suite was leased before construction even finished, allowing us to make some last-minute customizations for the tenant.”
The space now occupied by Bloom Plastic Surgery had been vacant for more than 10 years, dating back to previous ownership before Remedy acquired the 62,000-square-foot building – one of four in the Salt Creek complex – in 2020. Conversion to a medical use required extensive work including construction of exam rooms with extensive millwork and plumbing throughout as well as an in-suite restroom. Remedy completed the buildout in September, and Bloom is now seeing patients out of the new facility.
The lease raises occupancy at 12 Salt Creek Lane to 86% and establishes a model for future spec medical buildouts, according to Edgerton.
“Smaller medical practices often are reluctant to contribute significant capital to improve a space they are going to lease and not own,” said Edgerton. “Landlords that can take on these projects and are willing to spend some capital up front to deliver modern, flexible clinical spaces will find that there are practices not only waiting to lease them, but also willing to pay a premium for the convenience of not having to take on the burden and expense of managing a major renovation project.”
