Building is fully preleased to Banner Health
GOODYEAR, Ariz. (Sept. 19, 2024) – Construction of a Class-A, medical outpatient building (MOB) is underway at Goodyear Civic Square within the GSQ master development. The MOB is a collaboration between Globe Corporation, the owner and developer of GSQ, and Ryan Companies US, Inc., a national commercial real estate solutions provider. Ryan is the developer and general contractor of the MOB. Located at 1800 North Civic Square, the three-story, 62,475-square-foot building is fully preleased to Banner Health, and will be completed by Q3 2025. This milestone marks the first medical project to start construction within GSQ, helping to solidify the city’s vision for their new downtown.

Banner Health will offer several medical services throughout the building, including primary care, orthopedics, cardiovascular and on-site labs and imaging. This will be Banner’s first large multispecialty health center in Goodyear, creating convenient access to care for the community.

The project is a joint venture between Ryan and Globe Corporation. Butler Design Group is the architect of record for the core and shell of the project. Devenney Group will serve as the architect for tenant improvements. JLL Senior Vice President Vicki Robinson represented Banner Health in its lease negotiations.

According to JLL research, over the next five years, metro Phoenix inpatient volume growth is projected to rise by 7.9% (compared to 0.9% nationwide) and outpatient volume growth is projected to rise by 17.9% (compared to 10.6% nationwide). This is expected to build in resiliency and encourage sustainable demand for both on-campus and off-campus spaces across the Valley. Previously, Ryan worked with Globe and served as the general contractor for Goodyear Civic Square at GSQ, an innovative mixed-use campus comprised of a four-story city hall and library, two-acre civic square park, four-level 912 car parking garage, and a three-story, 100,000-square-foot Class-A office building.

The GSQ Medical Building is located minutes from Interstate 10 and will be situated in the heart of Goodyear’s new downtown. It is adjacent to Goodyear City Hall and a new parking structure, and will be surrounded by restaurants, shopping, and entertainment once GSQ is fully developed.
