The property is master leased to Flagler Hospital (S&P: A-), which recently completed their merger with UF Health (Moody’s: A3) to become UF Health St. Johns, on an absolute net basis for another 15+ years. The property features two highly amenitized, two-story buildings offering a variety of medical specialties including imaging, lab, pediatrics, primary care, specialty care, urgent care, women’s care, and a separate YMCA fitness center.
