Donating land for housing smoothed the way for the Charlotte, N.C., project

It’s only natural that in the healthcare real estate (HRE) development industry – and for that matter, probably any real estate development industry – that the biggest, shiniest and perhaps most expensive “trophy” projects garner the most attention.

Yet many smaller HRE projects across the country that often go unnoticed can be just as meaningful to the developers – and the communities.

Flagship Healthcare Properties LLC, a “full-service” HRE firm that has developed nearly 1 million square feet of space since it was founded in 2004, completed such a project in its hometown of Charlotte, N.C., in August 2022.

The development of the 12,350 square foot Briar Creek Medical Office Building (MOB) at 3820 Randolph Heights Drive is not necessarily a headline-grabber. However, there is quite a story and many moving parts behind how Flagship brought to fruition the project, which included an acquisition of an adjacent ambulatory surgery center (ASC). Along the way, the firm not only solved a pending problem for the operators of that highly successful surgery center, but helped out the community as well.
