News Release: AEI Capital Acquires Florida Healthcare Properties for $18.75 Million for Next DST Offering

Saint Paul, MN. January 2, 2024 — AEI Capital Corporation completed the acquisition of two healthcare properties located in Zephyrhills, Florida. Zephyrhills is a northeastern suburb of Tampa Bay and is considered a high-growth area with a population of approximately 77,000 within a 5-mile radius of the properties. According to the latest estimates, from 2010-2023, the population within a 5-mile radius of the properties increased by approximately 37%.

The properties offer a combined total of 43,898 square feet, leased by an affiliate of Orlando Health, a not-for-profit healthcare organization encompassing award-winning hospitals, stand-alone emergency departments, behavioral health care, skilled nursing facilities, rehabilitation services, and urgent care locations.

The 36763 Eiland Boulevard location was a build-to-suit property for Florida Medical Clinic and was built in 2019. The 31,878 square-foot, two-story clinic offers multi-specialty care in audiology, internal medicine, pain management, oncology, nephrology, neurology, and otolaryngology. The property also includes a diagnostic laboratory.

The second property, located at 36819 Eiland Boulevard was also a build-to-suit property for Florida Medical Clinic and was built in 2013. The 12,020 square-foot clinic offers specialized clinical services, including infectious diseases and wound care. DaVita currently subleases a portion of the building and operates a nephrology practice.

Orlando Health, Inc. purchased the operations of Florida Medical Clinic in August 2023 and is the lease guarantor for both properties.
