Madison Street Group is pleased to announce the sale of the Whitewater Eye Centers Real Estate Portfolio located in Indiana (3) and Ohio (1) to Montecito Medical Real Estate.

Investment Highlights:

§ The Portfolio consists of three (3) MOBs with one (1) ambulatory surgery center (ASC), and one (1) administrative building, totaling ±31,893 rentable square feet.

§ The Portfolio is 100% leased to Whitewater Eye Centers, an established eye care provider with a strong regional brand, patient census data, and financial profile.

§ The Portfolio average historical occupancy is equal to eighteen (18) years.

§ All but one of the properties are located less than a mile from a Reid Health hospital.

§ The Portfolio sits between four (4) major Indiana and Ohio MSA’s including Indianapolis, Dayton, Cincinnati, and Columbus.

§ Strong tenant investment: Whitewater Eye Centers has contributed over $1.4M to building improvements and FF&E in the last four (4) years.
