North Palm Beach, Florida, January 4, 2023 – AW Property Co., a real estate investment and operating company specializing in healthcare properties, announced the acquisition of a nine building, 350,000 square foot medical office portfolio located in Rome and Atlanta, Georgia.
The institutional grade portfolio is prominently located on-campus or adjacent to hospitals operated by Advent Health and Piedmont Health and anchored by dominant healthcare providers, Harbin Clinic and First Georgia Physicians Group. Additional significant tenancies in the portfolio include Piedmont Health, Atlanta’s Northside Hospital and global dialysis provider, Fresenius Medical Care. The Portfolio is 90% leased and was acquired from a publicly-traded real estate investment trust. Financing for the acquisition was provided by Ally Bank.
The acquisition was made through AW’s Medical Office Fund IV, a $300 million fully discretionary core-plus fund targeting medical office buildings in favorable markets across the Southeast United States. Fund IV has previously acquired 650,000 square feet of medical office buildings in Florida, North Carolina, Tennessee and Virginia and is actively seeking additional investment opportunities.
