News Release: Walz Capital Acquires 13,014 Square Medical Office Building in Sale Leaseback Transaction in Affluent Atlanta Suburb

ATLANTA, GA, July 26th, 2022 – Walz Capital today announced the acquisition of Atlanta Autism Centers, making this property their fourth property acquisition in the Greater Atlanta Area this year. The newly renovated, 13,014 square foot building is located in the rapidly growing suburb of Alpharetta, GA.

Atlanta Autism Center‘s services include Autism Evaluation, Pediatric Care, Speech Therapy, Applied Behavioral Analysis Therapy (“ABA Therapy”), Occupational Therapy, Feeding Therapy, Psychotherapy, and Spectrum Aftercare. Initial Autism evaluations is largely what separates this practice from the few competitors in the region, as they have one of only three developmental specialists in the Atlanta metro area under their employ.

Corey Walz, Walz Capital President, commented: “The acquisition of Atlanta Autism Center speaks to our trust in the Atlanta market.” Walz continued: “We are delighted to welcome an autism center into our portfolio as one in 54 children in the U.S. are

diagnosed with autism spectrum disorder annually and can benefit from ABA Therapy, an offering of Atlanta Autism Centers which was recently mandated to be covered by all health insurances in the state of Georgia.”

Atlanta Autism Centers, in conjunction with Pediatric Partners of Gwinnett, operates a total of seven clinics in the Greater Atlanta Area and have expansion plans to open several new locations over the coming years.

Bryan Huber, Director of SAB Capital who brokered the transaction commented: “The Walz Capital team executed with precision and conviction, equipping a growing ABA clinic with capital to improve care and expand treatment across the Atlanta MSA for Autistic children and their families. For small-to-medium size businesses that do not want be hampered by restrictive bank covenants or diluted by outside equity partners, a sale-leaseback can unlock capital for higher growth initiates than commercial property appreciation.”
