CBRE U.S. Healthcare and Life Sciences Capital Markets has arranged the financing for One Discovery Square (the “Property”), located in Rochester, Minnesota. Zack Holderman and Jesse Greshin acted as exclusive advisors to Mortenson Properties in the transaction.
One Discovery Square is an 81,428-square foot, four-story Life Science facility built in 2019. The property is 100% leased on a triple net basis with 9.6 years of WALT, and features investment grade tenants such as Mayo Clinic (Moody’s ‘Aa2’), the University of Minnesota (Moody’s ‘Aa1’), Boston Scientific (Moody’s ‘Baa2’), Royal Phillips (Moody’s ‘Baa1’) and more. The property is surrounded by Mayo Clinic’s Rochester Campus, the health system’s oldest and largest campus in the country. Along with Two Discovery Square, which is currently in lease-up and Three Discovery Square, which is currently in design, One Discovery Square is located in the heart of Destination Medical Center, a 20-year, multi-billion dollar economic development engine poised to position Rochester, MN as one of the world’s premier destinations for health and wellness.
CBRE negotiated the permanent financing with favorable terms at a highly competitive interest rate.
