FEBRUARY 3, 2022

Trinity Capital Advisors in partnership with SLI Capital completed the Roxboro at Venable Center, an eight-story building comprised of 202,000 square feet of new life science and office space in Durham, NC. The Roxboro is the feature building at the mixed-use development which will also include 221 luxury apartments and ground level retail space.

“Opening the Roxboro energizes the existing locations at Venable Center and sets the tone for what is to come,” said Jeff Sheehan, Managing Partner at Trinity Capital Advisors. “The building offers a variety of modern workspaces built to easily accommodate life science companies along with universal features designed to protect the health and wellness of our tenants. The Roxboro has all the innovation and finishes of a new development, however it is at home among its historic neighbors and situated perfectly to enjoy downtown Durham.”

The Roxboro, designed by Duda Paine Architects, is comprised of 202,000 square feet of Class A office space with special considerations for life science tenants such as high floor-to-floor heights, additional space for mechanical equipment, ample exhaust capacity and dedicated back-up power. Shared amenities include a 1,000 square foot sky deck lounge with sweeping views of the city and connecting 1,200 square foot meeting space as well as a state-of-the-art fitness center.

Prioritizing the health and wellness of their tenants at the Roxboro, the ownership group incorporated features like card readers at all entry points and elevators, restroom foot-pulls, auto-flush, UV cleaners, ionization units in elevators and a building air purification system. In addition to the Roxboro, the newly completed parking garage houses 792 spots that will accommodate the building’s office space, Venable Durham apartments and future retail.

Venable Durham apartments, the residential portion of the mixed-use development, is designed by JDAVIS Architects, constructed by Clancy and Theys General Contractors and managed by Kane Residential. The 221 luxury apartments, slated for completion early Summer of 2022, will be a mix of studio, 1 and 2 bedroom units and feature a robust indoor/outdoor work from home center, multiple courtyards and a rooftop lounge and pool.

“Kane Residential is thrilled to be a part of the re-development at Venable,” said Rob Reid, Director of Kane Residential. “Durham residents are connected to the City’s unique story and have a very modern sensibility. We look forward to exceeding their expectations with exceptional amenities, unmatched apartment features and a service-rich lifestyle.”
