Portfolio Includes Three Properties in Arizona and One in Colorado
Phoenix, AZ (Feb. 2, 2022) –Wentworth Healthcare Properties (“Wentworth”), the healthcare division of Wentworth Property Company, announced a $56 million acquisition of a four-property medical office building (MOB) portfolio that includes three properties in Arizona and one in Colorado. Wentworth purchased the combined 180,000 square feet of MOB from Centum Health Properties. Chris Bodnar and Lee Asher with CBRE’s U.S. Healthcare and Life Sciences Capital Markets team represented Centum during the sales transaction alongside Andrew Fosberg and Dylan Brown in CBRE’s Phoenix office.
The portfolio includes three Arizona properties, ±79,624-square-foot Princess Medical Center (8573 & 8575 E. Princess Dr., Scottsdale), ±39,168-square-foot Sun Lakes Medical Center (10440 E. Riggs Rd., Sun Lakes) and ±49,847-square-foot Anthem Medical Plaza (3618-3654 W. Anthem Way, Anthem) and one Colorado property, ±20,350-square-foot Wadsworth Medical Office Building (5920 S. Estes St., Littleton.)
“The ability to acquire four medical office properties in high-growth locations, with growing tenant demand, was what attracted us to this portfolio,” explained Jack Wentworth, Senior Associate with Wentworth. “There is a significant value-add component to this portfolio, with the ability for lease-up of the three Arizona buildings.”
The portfolio of properties was ±80% leased at the time of sale. Wentworth has selected Perry Gabuzzi, Rachael Thompson and Michael Dupuy with Kidder Mathews for the leasing assignment at Princess Medical Center and Katie McIntrye and Mari Lederman with JLL will handle the leasing of Sun Lakes Medical Center and Anthem Medical Plaza. Wentworth Management Company will assume the property management of all four properties.
Wentworth has set up a new programmatic joint venture to acquire core-plus and value-add MOB in the Western region. The first acquisition in Wentworth’s new venture was Park Sierra Medical in Riverside, CA, a 36,712-square-foot building purchased in 2021.
