HREA | Healthcare Real Estate Advisors is pleased to announce the real estate sale of a multi-specialty outpatient surgery center located in Prescott, AZ. Built in 2006, Tri-City Surgery Center is a state-of-the-art outpatient surgery center consisting of approximately 12,718 SF. The ASC is very well located, serving a large geographic area that is strategically positioned between Phoenix and Flagstaff, approximately 100 miles to the north and south from Prescott, respectively.
Tri-City Surgery Center is comprised of three (3) fully-equipped operating rooms, one (1) procedure room, a pre-op area, and three (3) recovery rooms. The ASC is utilized by 26 physicians across nine physician practice groups, providing exceptional outpatient care for residents throughout central Arizona and the Prescott Metro Area, which has a population of 240,000 and a median age of 52 years.
Tri-City Surgery Center offers an array of elective-based surgical procedures, including orthopedic, pain management, plastic surgery, podiatry, general surgery gastroenterology, and urology, which are performed in a lower-cost setting and a safer environment as compared to a traditional hospital setting. It is also the only facility in the Tri-City area offering two fellowship-trained, board-certified hand specialists.
The transaction was structured as a sale-leaseback, enabling the physicians to take advantage of historically high valuations but also providing the physicians with long-term control through multiple lease extension options.
