News Release: IRA Capital acquires University Health medical office buildings

January 14, 2022, Southern California private equity firm IRA Capital (“IRA”) is pleased to announce the acquisition of two newly constructed medical office buildings in Martinez (Augusta), Georgia and Aiken, South Carolina. Both buildings are 100% occupied and leased to University Health Care System (“UH”), a leading health system in Augusta-Richmond County and the surrounding region for more than 200 years. The system is anchored by the 812-bed University Hospital, which was established as City Hospital in 1818. UH has grown into one of the largest healthcare providers in the Georgia and South Carolina region, providing skilled care through comprehensive inpatient and outpatient services, nursing facilities, home health services, rehabilitative care programs, and urgent care facilities.

The medical office buildings acquired by IRA serve as primary care/urgent care facilities. In addition to the treatment of minor injuries and illnesses, the facilities include outpatient lab and X-ray services on-site. Both properties are strategically located off heavily travelled thoroughfares and are within short driving distance of affiliated medical centers.

IRA Capital continues to be among the most active private healthcare real estate investors in the country. “The University Health urgent care facilities are vital to the system’s healthcare delivery model and have been successful in filling care gaps throughout the region. UH is pursuing the expansion of their outpatient network with similar facilities being placed throughout the region,” said Andrew Tran, vice president of acquisitions for IRA Capital.
