Chris Bodnar, Lee Asher, Ryan Lindsley, Jordan Selbiger, Sabrina Solomiany and Zack Holderman partnered with CBRE Columbus’ David Hartsook, John Hall and Molly Leach as well as Matt Gregory in the local market to act as the seller’s exclusive advisors.

The Property is strategically located adjacent to the campus of Mount Carmel East, a 400-bed, full-service, acute care hospital with a Level II Trauma Center. The ±71,930-square-foot, three-story medical office building (MOB) was constructed in 2006 and is currently 96% leased with Mount Carmel Health System (MCHS) anchoring the tenancy with approximately 38% of the building. MCHS provides cardiac and pulmonary rehabilitation, otolaryngology, primary care, and lab services at the Property. MCHS is a wholly owned and operated subsidiary of Trinity Health (Moody’s: ‘Aa3’), one of the largest multi-institutional Catholic health care delivery systems in the nation, serving diverse communities that include more than 30 million people across 22 states. Other prominent 3rd party tenants include an established physician practices in ophthalmology, dermatology, obstetrics and gynecology, and psychiatry.

The Property has excellent visibility along East Broad Street and is located adjacent to the high traffic interchange at Interstate 270 (I-270). I-270, also known as the “Outerbelt,” is the beltway loop freeway surrounding Columbus and provides direct access to the entire metropolitan area. More than 200,000 cars pass the interchange on any given day.
