CBRE Capital Markets | Healthcare and Life Sciences is pleased to announce the sale of the Lafayette Corporate Campus, a 293,394 square foot campus slated for life science conversion. Chris Bodnar, Lee Asher, Zack Holderman, Ryan Lindsley and Jordan Selbiger partnered with Tim Richey, Jenny Knowlton, Charley Will and Chad Flynn with the Denver Institutional Group to act as the seller’s exclusive advisors.

The five-buildings sit on 23-acres just north of the under-development Medtronic Inc. campus and SCL Health Inc.’s Good Samaritan Medical Center. The master-planned park features three single-story buildings and a pair of two-story buildings, located at 2600 Campus Drive and 2550-2675 Crescent Drive in Lafayette, just off U.S. Highway 287. The buildings already feature a concentration of life sciences tenants.

Colorado’s life sciences sector has experienced tremendous growth with record setting NIH funding and venture capital investment, placing it among one the fastest emerging life sciences clusters in the country. There is currently over 1.5 million square feet of tenant demand for lab space in the Denver-Boulder corridor. The dearth of turnkey space with has pushed average rents upwards of $50.00 per square foot NNN. With increased NIH funding, quality labor pool and strong commitment by nearby academic medical centers, the Denver-Boulder life sciences cluster is very well positioned for the future.
