Medical Office Conversion Financing: Rio Vista Plaza
CBRE U.S. Healthcare and Life Sciences Capital Markets is pleased to announce the placement of acquisition and reposition financing for Anchor Health Properties, to help facilitate the purchase and conversion of Rio Vista Plaza to a 100% medical office building. Zack Holderman, Sabrina Solomiany, and Cole Reethof acted as the exclusive advisors to Anchor Health Properties, a leading, nationwide, full-service healthcare real estate company with over 7,000,000 square feet under management and over 1,000,000 square feet in development.
Rio Vista Plaza is a four-story Class A office building, located in Mission Valley, San Diego, California. The ±81,393-square-foot property is currently 83% leased and will immediately begin the conversion process to medical office, providing for tremendous value creation through its repositioning. “The San Diego medical office market is thirsty for new supply, boasting a 6.6% vacancy rate with a line of sight to +/-5% by year-end. Anchor’s commitment to the region, as well as creatively acquiring and delivering class A medical office buildings is a testament to their knowledge and expertise,” added Holderman.
CBRE negotiated a Life Insurance Company, non-recourse, interest-only bridge financing at a highly competitive interest rate with additional proceeds for Tenant Improvements, Leasing Commissions and Capital Expenditures.
