News Release: SCL Health Heart & Vascular Institute leases full floor in Fidelis medical building in Denver

SCL Health Heart & Vascular Institute will soon become the newest tenant in the Saint Joseph Medical Pavilion on the campus of the 400-bed Saint Joseph Hospital in growing downtown Denver.

DENVER and DALLAS, March 30, 2021 – Fidelis Strategic Healthcare Partners, Saint Joseph Hospital and its parent SCL Health announced that SCL Health Heart & Vascular Institute will relocate to the new Saint Joseph Medical Pavilion on the campus of Saint Joseph Hospital in Denver.

The Denver-based Institute has leased the entire 26,345-square-foot fourth floor of the building, which will include healthcare space along with street-level restaurants and retail. The move is scheduled to take place in the fourth quarter of this year.

The newly signed lease brings the total lease-up of medical space in the building to 45 percent, according to Kevin O’Neil, President and CEO of Fidelis Strategic Healthcare Partners, a Dallas-based real estate development firm which completed the project last fall.

Dr. Ruchika Husa, Cardiologist with the SCL Health Heart & Vascular Institute, says relocating into the new building will advance her organization’s mission in caring for the communities it serves.

Dr. Husa says the Institute offers a wide range of cardiovascular technologies, including minimally invasive procedures and procedures that eliminate the need for an operation. The Institute also offers cardiac rehabilitation services designed to reduce heart disease risk factors.

The 99,000-square-foot, five-story Saint Joseph Medical Office Pavilion is highly visible and accessible at the intersections of Park Avenue, Ogden Street and 18th Avenue. It includes three floors dedicated to Class A medical office space, plus 10,000 square feet of ground-level retail and restaurant space. The facility also features a 10,000-square-foot, all-glass “jewel box” on the fifth floor with a rooftop sky deck that includes two patios, a fire pit and scenic views of downtown Denver and the mountains. Also included are convenient ground-level, covered parking for physicians and an adjacent lot that offers free parking for patients, visitors and tenants. The Saint Joseph Medical Office Pavilion was selected in December as the best new medical office building of its size in the national HREI Insights Awards, presented annually by Healthcare Real Estate Insights (HREI) magazine.
