MIAMI, Florida—November 11, 2020—Lee & Associates Commercial Real Estate Services announces the addition of Aida Nolan-Rodriguez as Principal specializing in Healthcare and Medical Office Real Estate throughout South Florida. With an incredible reputation in the South Florida market region, Aida brings over 26 years of experience in the Healthcare Real Estate industry with an expert focus servicing a niche of physician groups, healthcare professionals, diagnostic/imaging centers, and surgery centers.
Aida Nolan-Rodriguez has spent the majority of her career working closely with developers in the implementation, design, marketing, and sales of new medical and professional office condominium projects. Her expertise is as well enhanced with the trading of existing medical or commercial investment properties. Her strong communication and networking skills are key attributes leading to her continued success in the industry and outstanding professional reputation.
As the commercial real estate industry continues to face the tremendous challenge since the onset of the COVID-19 pandemic, the healthcare industry has experienced the affects of the pandemic from quite a different perspective.
“The sudden increase of critical care patients due to COVID-19 created an immediate need for out-of-the-box strategies to meet the influx of patients,” Aida Nolan-Rodriguez has shared. “Some of these solutions included the conversions of post-op areas and operating rooms into additional patient beds. Thus battling new financial challenges urging them to make immediate decisions on many capital projects.”
The impacts of COVID-19 has certainly caused disruption with some leasing, acquisition and disposition activity, as well as slowed some development projects, however, the medical office sector in many markets has seen a positive absorption rate over the previous 12 months showing signs of stability in the medical office market. Healthcare has also been one of the few economic sectors that has seen job growth as a result of the pandemic.
“Signs are appearing positive for this final quarter of 2020,” says Aida. “Tenants are becoming more cost efficient & cost preventative, and as such are considering off-campus lower cost settings.”
Lee & Associates South Florida is thrilled to be adding such an experienced and knowledgeable professional as Aida Nolan-Rodriguez at such a time in the commercial real estate industry. Lee & Associates has been broadening the healthcare specialty practice across their national market platform formulating a highly skilled network of professionals in this area of expertise to service clients cross-market at a very high level, and Aida will serve as an excellent South Florida hub, and is already marketing a 43,000 SF Class A Medical and Professional Office development project, Ludlam Professional Center, that she is currently leasing in the neighborhood of Hialeah, Florida.
After joining Lee & Associates as with the respected Principal title in the South Florida office, Aida Nolan-Rodriguez was nominated and recently announced as one of Connect CRE’s Top-10 Florida Women in Real Estate Award winners for 2020.
“We are elated to add as skilled a professional as Aida Nolan-Rodriguez to our team as much for her incredible reputation and professionalism as for her caring and warm personality. The fact that someone of her caliber is joining the Lee South Florida team is testament to the vision Bill Lee founded 41 years ago and the organization we continue to assemble locally in South Florida,” says Matthew Rotolante, SIOR, CCIM, president of Lee & Associates South Florida.
“I was inspired to join Lee & Associates mainly because of the sense of comradery & team environment that can be very advantageous when working in this industry,” Aida Nolan-Rodriguez adds.
Prior to joining Lee & Associates South Florida, Aida Nolan-Rodriguez operated RealMed Properties, which she established in 2009, specializing in Healthcare real estate. Her career history also includes a former position as Director of Sales & Leasing with Kenneth Weston & Associates, a boutique Healthcare real estate brokerage firm where Aida was charged with leading the sales, development and marketing divisions for the medical and professional office projects. Prior to Kenneth Weston & Associates, she was a Project Representative with the City of Miami’s Asset Management department, Real Estate division. In this role, she played a key part in the development of major City real estate projects and overall development, most notably, Watson Island, Brickell Key and Grove Key. Aida Nolan-Rodriguez is also a graduate of Florida International University with a Bachelor of Business Administration, Marketing.
Aida Nolan-Rodriguez was announced as a 2020 Florida winner of Connect CRE’s Women in Real Estate Award.
