The new Saint Joseph Medical Office Pavilion on the hospital’s Uptown campus will offer expanded healthcare, retail and restaurant options and extensive amenities for tenants

About 28,000 vehicles per day pass the strategically located Saint Joseph Medical Office Pavilion at the intersection of 18th and Park Avenue West on the campus of Saint Joseph Hospital in Denver’s growing Uptown area.

DENVER and DALLAS, Oct. 28, 2020 Fidelis Healthcare Partners, Saint Joseph Hospital and its parent SCL Health have completed development of the 98,000-square-foot, mixed-use Saint Joseph Medical Office Pavilion on the campus of the 400-bed Saint Joseph Hospital in Denver.

The five-story pavilion includes three floors dedicated to Class A medical office space, plus 10,000 square feet of ground-level retail and restaurant space. The facility also features a 10,000-square-foot, all-glass “jewel box” on the fifth floor with a rooftop sky deck that includes two patios, a fire pit and scenic views of downtown Denver and the mountains. Also included are convenient ground-level, covered parking for physicians and an adjacent lot that offers free parking for patients, visitors and tenants.

Yet we completed the project on budget and only two weeks behind schedule.” Construction began in June 2019.

He continued, “Now we have delivered a beautifully designed facility with modern, efficient space and state-of-the-art mechanical systems including sustainable features of solar panels and a green roof. Our tenants are also receiving excellent value through competitive rental rates on a brand-new Class A building, as well as a number of building amenities.”

Mr. Allyn noted that the project team has received the final certificate of occupancy. To date, Fidelis has two signed leases for the medical office space and others are in process.

Saint Joseph Medical Office Pavilion is owned by Fidelis Healthcare Strategic Partners, a joint venture (JV) with a major state retirement fund advised by Bentall Kennedy, a leading investment management firm and a longtime partner in previous ventures with Mr. O’Neil and Mr. Allyn. The development team for the project also includes architect Boulder Associates, contractor Saunders Construction, healthcare broker CBRE, retail broker Legend Retail Group and Wellspring Consulting as construction manager. All of this team is based in Denver.
