WHAT:

MedSquare Health, a new $40 million Class “A” medical office building located next to Baptist Hospital of Miami by owners and developers AJP Ventures and Mas Group, is breaking ground the first week of March 2019. Both partners will host a groundbreaking ceremony and public press conference on Wednesday, March 6th at 10 a.m. The following city leaders will be in attendance: Alberto J. Perez of AJP Ventures; Juan Carlos Mas of Mas Group; Gordon Messinger of Cushman & Wakefield, the exclusive real estate brokerage firm handling medical office leasing at the property; Ivo Fernandez of Modis Architects; Jorge Navarro, Land Use Attorney at Greenberg Traurig; and executives from Iberia Bank, which has provided funding for this project.

The new 116,000-square-foot building is located at 9408 Southwest 87th Avenue and within walking distance to the largest Baptist Health facility and one of America’s most preferred medical centers.

MedSquare Health will be the first, off-campus Class “A” medical office building to be developed in the Baptist Hospital of Miami submarket in over 20 years. The three-story office project sits on 4.5 acres of land and will be developed as a LEED certified building.

The design will be led by Modis Architects with careful attention to the quality of tenant and patient experience, from the work environment to outdoor gathering spaces, with an emphasis on maximizing natural light throughout with floor-to-ceiling glass windows.  Dual entry provides access from the adjoined, two-story parking garage as well as the prominent entrance on Galloway Road.  Other building amenities include valet parking, 7:1,000 parking ratio, an on-site café and shared conference room space.  Asking rent for the office space is in the low $40s per square foot net.
