Evans Senior Investments (ESI) successfully represented the sale of Gastonia Care and Rehab, a 118-bed skilled nursing facility in North Carolina for $7.0 million, or $59,000 per bed.
Located within a tertiary market outside of Charlotte, Gastonia Care and Rehab was operated by a national operator. At the time of the sale, the facility averaged 70% occupancy, offering new ownership the opportunity to reposition the facility in the local market and lease-up the community’s occupancy to more stabilized levels.
ESI represented the seller, a publicly-traded REIT, in the strategic divestment of this non-core asset. The buyer, a growing regional owner-operator, was presented the opportunity to continue to build their presence in North Carolina while further capitalizing on the facility’s value-add profitability.
