Transaction Overview

HRE Capital acted as a financial advisor related to the transaction of an 11 asset, 377,522 square foot medical office portfolio (“Portfolio”) located throughout the United States. The Portfolio, which transacted for $151,300,000, is 97% leased with a weighted average age of approximately ten years and is tenanted by high-quality regional hospitals and multi-specialty physician practices.

HRE Capital’s Role

Leveraging its deep relationships, broad knowledge of investors and owners of healthcare real estate and significant experience with large-scale multi-state portfolios (over $9 billion to-date), HRE Capital was able to facilitate this off-market transaction. HRE Capital facilitated a discussion between the buyer (HCP) and seller (a joint venture between Montecito Medical Real Estate and Heitman), lead negotiation of the transaction that met both parties respective goals and assisted in the coordination of diligence and closing of the transaction.
